Applicant Registration
All applicants wishing to view properties will have their details registered. Thereafter, arrangements can be made for the applicant to view suitable properties.
Note - Due to a fast moving lettings market, the first party to complete an application form and pay an advance payment by cheque with ourselves will be considered as the potential tenant, subject to credit check and terms and conditions; despite any verbal undertakings that may have occurred during previous viewings with any party
Property Security Fee
In order to secure a property, you will be asked for an administration fee of £200.00. These monies enable us to proceed with the referencing and administration. However, if for any reason you withdraw your application prior to the tenancy commencing, these monies will be forfeited. Also, should your references be unsatisfactory the same will apply. In the event of the Landlord withdrawing from the transaction, these monies will be returned. If the Tenancy proceeds, this money will go towards your initial move-in monies, which will be detailed in your confirmation of offer letter.
References
Frost Letting & Management Ltd usually employs the services of an outside Credit Reference Agency, who contact employers, previous Landlords etc on our behalf. There is a charge for this service per adult that is non-refundable even if the Tenancy does not proceed. An Application Form is completed and confidentially processed, with a result normally within 72 hours. Please call and speak to a member of our team for further details.
Administration Fee
There will be an administration charge that will be payable at the commencement of the Tenancy and will form Part of your initial move-in monies. Frost Letting & Management Limited offers NO guarantee of a move in date being achieved due to a delay of satisfactory references. Please call and speak to a member of our team for further details.
Restrictions
Some rental properties have certain restrictions allocated by the landlord relating to sharers, smokers and tenants with pets. If a pet is to enter a property, then the security deposit will reflect this, depending on size and species of pet. All applicants must be over the age of 18 before consideration will be given to the keeping of a pet.
Rent
We will require one month rent in advance.
Rental Term
The normal minimum term is 6 months. Other terms are available by negotiation
Security Deposit
A deposit of 12.5% of the annual rental is payable at the beginning of the Tenancy to be held as security against any dilapidations there may be to the property at the end of the tenancy.
Inventory Check
Should the Landlord wish to employ the services of an Independent Inventory Clerk, he/she will be responsible for paying the cost for the check-out and you as the Tenant; will be responsible for paying for the Check-in. This charge will be payable at commencement of tenancy.
As a new tenant you have a window of opportunity to comment on that document and return the enclosed comments form within SEVEN DAYS of receipt. We advise all tenants to thoroughly check this important document and return in good time.
Signing the Agreement
You will be required to come to our office to sign your Tenancy Agreement and settle your account. This appointment will be prior to you meeting the Inventory Clerk/Landlord at the property.
Informing the utility companies
Once you have signed your tenancy agreement you must contact your new service providers (electric, gas, water & telephone). It is advisable to check the meter reading as soon as you get to the property.
Contents Insurance
You must insure that you have adequate insurance to cover your own personal contents as these will not be insured under the landlords building and contents policy.
Taking care of your new home
Once you have signed the tenancy agreement, responsibility for the property will rest with you, the tenant. You must report immediately any maintenance, gas or electrical faults to your landlord/agent for landlord
Non-Managed Lettings
Should FROST Lettings not be responsible for the management of the tenancy, you will be supplied with the Landlord’s contact details to report any maintenance issue.
Boards
The agent reserves the right to erect “Let By” boards for a short period of time at the start of each new tenancy period for marketing purposes.
Tenancy Extension
Any renewal or extension of the tenancy whether by exercise of an option contained in your Tenancy Agreement or by subsequent agreement shall be documented by a Memorandum of Agreement to be prepared by Frost Letting & Management Ltd whose charges for doing so shall be £44.06 (Inc VAT).
Early Termination of Tenancy
If for any reason you wish to terminate your tenancy agreement early (subject to your landlord’s approval), Frost can re-market the property with a view to finding an alternative tenant upon your written consent. When considering this action, you must be aware of the following point - in the event that a suitable tenant is found, an early move out date will be agreed with you. You will be responsible for the landlord’s costs up until the date your original tenancy expires.
Stamp Duty Land Tax
With effect from 17th March 2005 the SDLT exemption limit was raised from £60,000.00 to £120,000.00. SDLT is payable by the tenants. For more assistance on Stamp Duty Land Tax: www.hmrc.gov.uk
