Valuation
Our Chartered Surveyors carry out valuations of properties for a
wide variety of  purposes, including loan finance, probate, taxation
including capital gains tax, partnership dissolution and asset valuation.
Commercial Estate Agency
We take on full responsibility for marketing all types of commercial
property from individual shops, offices and factories to major commercial
developments. The service includes the arrangement of advertising
and brochure production, direct marketing and follow-up, negotiations,
and liasing with solicitors to completion.
 Rent Reviews & Lease Renewals
We offer a full service, from initial valuation advice on lease
terms
and negotiation of the review or renewal; to informal arbitrations,
written submissions to independent experts and the presentation
of
evidence at court on lease renewal.
Business Rates
Advice on rateable value, the lodging of appeals, negotiations with
the District Valuer and attendance at Valuation Tribunal if required.
Surveying
Frost Commercial use only experienced Chartered Surveyors for full
building surveys on both commercial and residential properties,
as well as fire insurance assessments, schedules of condition and
dilapidations. RICS Homebuyer survey and valuation reports can be
arranged at short notice. In all cases, we recognise the importance
of a rapid response to instructions.
Repair and Refurbishment
Our building surveying division provides specifications of works
for repair or refurbishment, as well as Tender documents and contracts
where appropriate. Supervision of these contracts and certification
of payments at completion can also be included.
Dilapidations
We provide expert advice on liability for dilapidations, including
the preparation and service of interim and final schedules, negotiations
on the value and extent of works or damages in lieu, and the supervision
of those works where necessary.
Property Management
The company's management service for commercial properties includes
rent collection, regular inspection of premises, advice on general
property policy and on maximising the return on investment from
properties of all types.
Town Planning
We advise on the effect of planning policies of local authorities,
general design considerations and the submission of planning applications
for development or change of use. We will also negotiate with local
authorities and lodge appeals where appropriate. |
